Pricing
Our pricing is always a flat rate and includes pre-treatments with the appropriate detergent, water soluble spot removal, and deep hot-water extraction to remove deeply embedded soil, body oils, dander, and allergens. We only use top of the line truck-mounted equipment. Our cleaning system is powered by an 8 cylinder Chevy motor allowing for solution temperatures up to 230 degrees and extreme vacuum suction. The average truck-mounted system is normally powered by a smaller 25 hp engine. Our units have power to spare so we can offer quicker dry times, faster cleaning times and more complete flushing of soils and cleaning agents from your carpet.
We charge one flat rate for cleaning depending on the overall interior square footage of your home.
Each complete staircase & bedroom would be considered 1 room. Living room-dining room combinations are considered two rooms. Large master bedrooms with sitting areas, or offices within, may be considered two rooms. Large open basements are charged in increments of 200 sq feet. Non-Standard Staircases such as swept, Grand or, oversize sized risers may be charged as 1.5 areas. Hallways are added to other misc. areas like other hallways and closets to make 1 area total. If there are no closets or multiple hallways than the hall will be counted as 1/2 of a room.
Specialty stain removal for non-water soluble stains or dyes, such as coffee, ink, paint, wine, and fruit punch are charged @ 25.00 per stain.
Pet Stains are not water soluble and require a different approach than conventional cleaning... more below under add-on services.
Restoration cleaning for heavily soiled carpet may require additional services as well (see below)

Emergency stain removal.
If you have had your carpets cleaned by us within the last 12 months and accidentally spill something or your pet has an accident we will waive the minimum 160.00 and instead our 95.00 emergency stain service will apply.
We have a minimum service charge of 160.00. This is not in addition to cleaning costs.

1 room & 1 staircase=160.00 (2 x 45.00=90.00 but 160.00 would apply)

4 rooms & 1 staircase=220.00 (5x 45.00=225.00 value has been reached and charges will reflect actual work.
****Standard or short Hallways are counted as 1/2 area. Hallways in Large single family homes or that contain a loft area would be counted as 1 area.
**** Closets are no charge within reason.
We do not have any hidden fees. No Trip charge, disposal fee, detergent fees admin costs, etc.
The per room price is for standard deep cleaning and includes spot removal and deodorizer .

The square footage refers to the size of the entire home including basements. If your home is 2800 on two levels and has a basement then your home would be a 4000-5000 sq foot home. (hallways are counted as 1/2 room unless there are multiple halls and closets to be cleaned
in which case they will be counted as 1 room total when combined)

2000-3000 sq feet 50.00 per room or staircase
3000-4000 sq feet 55.00 per room, or staircase
4000-5000 sq feet 60.00 & some large rooms may be counted as 1.5 or 2 areas

Larger than 7000 sq feet. On-site estimate may be necessary.
*** Stacked condo/town homes, 4 level town homes and 3rd floor condos are 55.00 per area.
For Heavily Soiled Carpets or severe pet damage mechanical scrubbing may be required at an additional charge.
With Our pricing we average between 15-25 cents per sq foot i you need to compare our pricing to companies that charge per sq foot.

Carpet Protector
Carpet protector is priced at $20.00 per room and is OPTIONAL. We recommend applying it to staircases and "high traffic areas to help maintain your carpet and its life expectancy. Carpet Protector will extend the time needed between cleanings and will prevent most stains from becoming permanent.
Pet Services
Pet damage treatments range from 25.00 for topical spraying of an oxidizer per room to 150 or more for subsurface treatments for padding and sub-floor decontamination. We cannot guarantee complete removal of "pet damage" but we can guarantee a significant improvement in overall appearance and odor.
After deep cleaning to remove as much material as possible, an oxidizer or enzyme will be applied to attack the remaining odor and stain, these areas will require additional time to dry and improvements will happen gradually over the next several hours. Results will depend on the type of carpet, amount of material present, and previous cleaning attempts.
Pet hair removal.
Excessive Pet hair can become entangled and knotted with the individual carpet fibers. Mechanical scrubbing as mentioned above may be required in order to dig out the deeply entangled animal hairs to remove animal odors.
De-flea/De-tick Treatments
If you have pets, and lease your home chances are that your lease or rental agreement requires an application of a de-flea/de-tick treatment after vacating. We offer this service at a discounted rate when applied to the entire property.
